Mosaic District Case Study
Introduction
The Mosaic District, located in Merrifield, Virginia, is a mixed-use development that features walkability, LEED certification, and transportation access. It introduced tax-increment financing to the county, transformed the brownfield site it was built on, and serves as a town center to the surrounding community.
Understanding the site context, financing, planning, and effects of the Mosaic District were key goals of this case study. Through researching comprehensive plans, news sources, developer and market reports, data, and map resources, a thorough analysis of the neighborhood development was completed.
